Supporting resident mobility across more than 700 lifts.
andwis lifts was appointed directly by Peabody Housing Association to deliver a fully comprehensive maintenance and repair service across a portfolio of more than 700 lifts throughout South East England.
Supporting an estate of this size required more than engineering resources alone. The contract needed a dedicated team to manage planned maintenance and reactive call outs across all sites, from busy urban areas to more remote locations, while keeping lifts safe, reliable and available for residents.
The Challenge.
For residents living in multi-storey housing, reliable lift access can have a direct impact on everyday independence. This is particularly important for older residents and people with limited mobility, making preventative maintenance, rapid response and minimising equipment downtime key priorities across the contract.
With sites spread across the South East, some presented logistical challenges depending on location. In urban areas, engineers need to contend with traffic, parking restrictions, site access requirements and lifts experiencing high-frequency use. More remote locations can involve longer travel times and greater challenges around ensuring the right parts and resources are available when needed.
The Solution.
Following an initial project scoping meeting, andwis lifts developed a fully costed maintenance plan and a detailed mobilisation programme. Teams were coordinated across the business to meet the tight mobilisation programme, while asset information and condition data were gathered quickly across the estate. Supply-chain requirements were also reviewed in advance, with key suppliers pre-vetted and high-turnover parts stocked to reduce the risk of procurement delays once the contract went live.
The maintenance scope now covers 83 lifts across the UK, including both passenger and large goods units, with planned preventative maintenance and reactive support managed across the portfolio.
One Dedicated Point of Contact
To support the contract, andwis lifts established a dedicated account management and operational team based at its Dartford office. Acting as a central coordination point for the portfolio, the team oversees activity across the estate, monitors changing travel conditions and dynamically routes engineers to help make the best use of available resources. This dedicated structure gives the team detailed knowledge of the portfolio and its individual locations, helping them anticipate access and logistical requirements, coordinate planned maintenance and deploy reactive engineering support when it is needed.
Equipped For Faster Repairs
A key priority within the contract is resolving issues quickly and reducing unnecessary lift downtime. A team of 80 engineers supports the portfolio, with engineers operating from fully stocked vehicles carrying spare parts selected around the machinery found across Peabody’s estate. By bringing commonly required components directly to site, the service is structured to support higher first-time fix rates and reduce delays associated with sourcing and returning with parts. This approach is particularly valuable across such a geographically dispersed contract, where an additional journey to obtain parts can significantly increase the time a lift remains unavailable.
Data-led Maintenance
Alongside planned servicing and reactive repairs, andwis lifts uses operational data to monitor performance across the portfolio. Maintenance information is continually reviewed to identify trends and potential component issues, allowing the team to make proactive recommendations where equipment may benefit from repair or upgrade. Rather than relying solely on reactive intervention, this provides Peabody with greater visibility of asset performance and supports more informed decisions around the ongoing condition and lifecycle of its lift estate.
The Result.
The contract commenced as planned on 1st April 2026, establishing a long-term maintenance and repair service across Peabody’s extensive lift portfolio. Its success depends on combining engineering capacity with the operational infrastructure behind it: a dedicated central team, intelligent dispatch and routing, appropriate parts held within engineering vehicles and proactive monitoring across the estate.
Ultimately, that resource exists to deliver something much simpler for the people living in Peabody homes - safe, reliable access to the buildings they use every day. For residents who depend on lifts for their independence, maintaining that availability is an essential part of keeping homes accessible and communities moving.
